Quick answer

What causes damp patches on ceilings? Ceiling damp is usually caused by roof leaks (slipped tiles, failed flashing or flat-roof defects), leaking pipes or bathrooms above, blocked gutters causing overflow, or condensation in poorly ventilated lofts. The stain's position and whether it grows in rain help identify which — a professional inspection confirms the source.

Spot the warning signs

Signs of ceiling damp in your home

Caught early, ceiling damp is far cheaper to fix. If you recognise any of these, it’s worth getting a local expert to take a look — our advice is free.

  • Brown ring stains — classic water marks that spread or darken over time
  • Sagging plasterboard — bulging ceilings holding trapped water — act fast
  • Damp after rain — stains that refresh during wet weather point to the roof
  • Constant damp patch — marks unrelated to weather often mean a plumbing leak
  • Mould on ceiling edges — condensation collecting at cold ceiling corners
  • Peeling ceiling paint — finishes failing as moisture pushes through
Why it happens

What causes ceiling damp?

Top-floor ceiling damp almost always traces to the roof: slipped or cracked tiles, perished flashings around chimneys, blocked valleys and gutters, or tired flat roofs. Mid-floor ceilings usually point to plumbing — bathroom seals, radiator pipes or appliance leaks above.

Cold loft hatches and uninsulated ceiling edges also create condensation damp that mimics a leak. Because water travels along joists and pipes before it drips, the stain is often nowhere near the actual entry point — tracing it properly is what saves you money.

Not sure this matches what you’re seeing? Book a local damp survey and we’ll diagnose it properly — survey fees are discounted from any work you go ahead with.

Our proven fix

How we treat ceiling damp

Trace the source

We inspect the roof space, roof coverings and plumbing above the stain to find the true entry point — not just where the water shows.

Stop the water

Roof repairs, flashing renewal, gutter clearance or coordination of plumbing fixes — whatever is letting water in gets fixed.

Dry & repair

Once dry, damaged plasterboard and plaster are repaired or replaced and stain-blocked ready for painting.

Guaranteed work

Our repairs come with a written guarantee, so the patch doesn't come back next winter.

Every job protected for 30 years.

All ceiling damp works are completed by checked & vetted local specialists and come with a 30-year guarantee — so you can fix it once and forget about it.

Ceiling Damp FAQs

Is a damp ceiling an emergency?
A sagging, bulging ceiling can collapse and should be treated urgently — clear the room and call us. A slowly developing stain is less urgent but still worth diagnosing quickly, as water damage spreads silently along timbers.
Why does my ceiling stain keep coming back after painting?
Because the water source was never fixed. Stain-block paint hides the mark, but moisture will push through again. Fix the leak first, then redecorate once the ceiling is fully dry.
Can condensation cause ceiling damp without a leak?
Yes — particularly in bathrooms and poorly ventilated lofts, where moist air condenses on cold ceiling surfaces and grows mould along edges and corners. Ventilation improvements solve it.
Do you repair the ceiling as well as the leak?
Yes. We repair the cause and make good the damage — replacing damaged boards, replastering and leaving the ceiling ready to decorate.
How much does ceiling damp repair cost?
Minor roof and ceiling repairs often cost a few hundred pounds; larger works depend on access and damage. Quotes are free and fixed before we start.

Stop damp before it spreads — and costs you more.
